Closing cost rule of thumb. A home sale’s closing costs include attorney’s fees, title search, recording fees, and surveys. A real estate rule of thumb says a home sale's closing cost should equal about 5% of the sales price. For example, if a home’s purchase price is $200,000, closing costs will be about $10,000.
